


The design and planning stage of your project are very important, and it is vital that from the
outset you set about finalise your budget. This is what most people have to live with, and work within!
We are often asked about the cost of building a home, and if you are new to the concept of building your own home you will probably have no idea of the costs involved.
It is important to get a general price guide for your area so that you know how to apportion your budget between land and house! Here in Staffordshire where Falshaw Homes is based we currently work on a budget of around £80 sq ft (£860 sq mt).
One of the three services that Falshaw homes offers is the 'Design & Planning' stage. This requires some patience and it can some times be difficult to verbalise exactly what you are after! Don't worry though as with our experience we will get there in the end!
Often looking, at existing house plans will help you to visualise what it is that you are looking for.
We also have clients that come to us with very clear ideas of what they are looking for and just need someone to fill in the practical and technical detail.
Falshaw Homes has a unique way of presenting its plans; in the form of a book! As your build progresses, you turn to the next page to get all the information that is relevant to that stage of the build. Unlike most plans that will have two or three layers of information on top of each other, and you are more than likely to need the same sheet of paper for the whole build, this would normally be A1 size (99mmx99mm).
We present our plans in A4 format at a scale of 1/100. This makes it easy to copy, you can laminate them for site copies for the builders and when you have finished a specific stage of the build you move on to the next page.
